تعریف BIM

مدل سازی اطلاعات ساختمان یا BIM که مخففBuilding Information Modeling می باشد؛یک روند مبتنی بر مدل سازی سه بعدی است که به طور عمده در معماری، مهندسی، و ساخت به کار میرود.

استفاده ی آن برای طراحی، برنامه ریزی، و ساخت بنا ها و تاسیسات می باشد.

تاکید BIM روی گردآوری اطلاعات از تک تک ابعاد یک ساختمان است که کاربر می تواند در آن واحد در یک ابزار خاص به آن دسترسی داشته باشد.

با استفاده از BIM ، معمار، مهندسان و سازندگان میتوانند با یکدیگر با استفاده از یک بانک اطلاعاتی واحد کار کنند.

با استفاده از این ابزار تیم‌های مختلف می‌تواند پروژه خود را تصور و با یکدیگر حتی قبل از شروع ساخت همکاری کنند.

همچنین به ارائه اطلاعات سیستم های عملکردی مانند تاسیسات الکتریکی و همچنین عناصر بصری و معماری مانند دیوارها و پنجره ها نیز می پردازد.

در واقع با استفاده از BIM می توان به اطلاعات کل مراحل یک پروژه دسترسی داشته داشت : از زمان طراحی تا ساخت و حتی مراحل تخریب آن.

از جمله مزایای مهم دسترسی داشتن به این نوع اطلاعات می‌توان به کاهش ریسک و اشتباهات اشاره نمود.

بنابراین استفاده از BIM می تواند یک راه حل بسیار به صرفه برای معماران سازندگان و مهندسین و حتی دیگران باشد.

Building Information Modeling (BIM)

Building Information Modeling (BIM) is an intelligent 3D model-based process that gives architecture, engineering, and construction (AEC) professionals the insight and tools to more efficiently plan, design, construct, and manage buildings and infrastructure. BIM is used to design and document building and infrastructure designs. Every detail of a building is modeled in BIM. The model can be used for analysis to explore design options and to create visualizations that help stakeholders understand what the building will look like before it’s built. The model is then used to generate the design documentation for construction.

The wealth of information that’s accessible about project sites has expanded greatly with better mapping tools and images of Earth. Today, project starts include aerial imagery and digital elevation, along with laser scans of existing infrastructure, accurately capturing reality and greatly streamlining project preparations. With BIM, designers can have all of that input compiled and shared in a model—in a way that paper isn’t able to capture.

With a shared model, there’s less need for rework and duplication of drawings for different requirements of building disciplines. The model contains more information than a drawing set, allowing each discipline to annotate and connect their intelligence to the project. BIM drawing tools are faster than 2D drawing tools, and each object is connected to a database. The database aids such steps as the number and size of windows for quantity takeoffs that are updated automatically as the model evolves. The quick, computerized counting of components alone has been a significant labor and money saver.
